Just as a car requires attention from the day it leaves the lot, your home needs ongoing upkeep to maintain its quality. Safety Policy
Velocity Builders is committed to maintaining a clean and safe working environment for all employees, contractors, prospective buyers, and most importantly, for YOU, our customer. However, we want to make you aware of the potential DANGERS present at a construction site.
There may be nails, scrap materials, and workers using equipment that could pose risks to you, your children, friends, and guests. While we encourage you to periodically check on the progress of your new home, we ask that you inform your Velocity Builders Representative before visiting the site.
Please remember to prioritize safety and avoid unnecessary risks when visiting with children, friends, guests, or pets.
Covenants, Conditions, & Restrictions
When you signed your Purchase Agreement, any applicable Covenants, Conditions, & Restrictions (CC&Rs) would have been included, and you would have been asked to initial each page to confirm you reviewed and understood the community requirements.
These CC&Rs establish rules that govern the use of real estate within the community. Their aim is to preserve property values, protect homeowners' rights, and maintain consistency throughout the neighborhood, ensuring a peaceful and well-maintained community for years to come.

Homeowner Orientation Walk-Through
Your Homeowner Orientation is an important introduction to your new home and its many features. Please set aside ample time to walk through the home with your Velocity Representative to discuss all aspects of your property. The purpose of this orientation is to educate you on how to properly use and maintain your home for years to come. During this first walk-through, we will also identify and document any areas of concern, such as incomplete work, damage, or any items that require "touch-ups" or are not in line with our contract and specifications.
1. Scheduling
Once your new home is complete, Velocity Builders will schedule a Homeowner Orientation. Your Velocity Representative will arrange a convenient date and time for the orientation, where they will meet you at your home for a guided educational tour and inspection.
2. Preparation
Please set aside sufficient time for the Homeowner Orientation. While we understand that friends, relatives, children, or your realtor may want to join the walk-through, it’s best for them to visit at a different time to ensure the orientation is productive and efficient.
3. Inspection
The Homeowner Orientation not only introduces you to your new home but also provides an opportunity to inspect the property with your Velocity Representative and document any repairs or concerns that need to be addressed before closing.
4. Form
During the walk-through, we will use the Velocity Builders Homeowner Orientation form to document any items needing attention, and you will receive a copy. Under normal circumstances, these items will be addressed before closing. While we strive to close homes that are 100% complete, there may be rare instances where a minor item remains outstanding at the time of closing.
5. Acceptance
Once the items noted on the Homeowner Orientation from have been addressed, your Velocity Representative will schedule a FINAL INSPECTION with you to ensure the home is 100% complete. Please pay close attention to the following areas during your inspection for any scratches, tears, dents, or spots:
a. Sinks, tubs, showers
b. Countertops and cabinet doors
c. Light fixtures, mirrors, and glass
d. Windows and screens
e. Carpet, tile, and wood flooring
f. Doors and wall surfaces
g. Appliance finishes
These "cosmetic" items are easily detectable during the initial Homeowner Orientation walk-through and are particularly vulnerable to damage during move-in. Therefore, unless noted on the Homeowner Orientation form, Velocity Builders cannot accept warranty claims for cosmetic issues after closing.
6. Completion of items noted
Your Velocity Representative is responsible for addressing all items noted during the walk-through, and in most cases, these items will be resolved before your move-in. If any items remain outstanding after move-in, they should typically be completed within thirty (30) days of closing. Our goal is to have your home 100% finished before move-in. Once all items listed on the Homeowner Orientation form are completed, your Velocity Representative will ask you to sign and date the document. Please only sign off on items that have been fully completed.
Service Processing Procedures

To help us serve you better, please provide complete and detailed information with each request. Important Velocity Builders' policy on personal belongings and incidental damages.
If warranty service is required in your home, it is YOUR RESPONSIBILITY to move all personal belongings, such as wall decor, antique furniture, jewelry, glassware, furniture, closet items, and any other "knick-knacks." Velocity Builders' employees and contractors are not responsible for moving these items or for any damages to personal belongings. Please ensure these items are cleared before our team arrives. Velocity Builders is NOT liable for any incidental damages to personal property. For such issues, please contact your homeowner’s insurance provider.
Emergency Service
The following conditions qualify as emergencies.

Total stoppage of the plumbing sewer system: Please note, if the stoppage is found to be the caused by the homeowner, the homeowner will be liable for all service fees and charges from the plumbing contractor.

Plumbing leak: Any leak that requires the water service to be shut off to prevent significant damage to the home or furnishings, unless caused by the city utility company.

Complete loss of heat or electrical service: Before contacting us, please check the circuit breakers. If the issue is due to the breakers, the homeowner will be responsible for any service fees charged by the electrical contractor. You may also want to contact the city utility company first.

Any situation that endangers the occupants: In such cases, please contact 9-1-1 immediately.
After Hours Emergency Service
Please refer to your Contractor Contacts Page for the names and phone numbers of subcontractors who can be contacted for after-hours emergency service issues.
If you leave a voicemail after hours, Velocity Builders will address these emergency requests in the order they were received once we return to the office during normal business hours. Be sure to submit your request in writing so it can be properly documented in your file.
Material and Workmanship Standards
The following warranty guidelines outline the performance standards for homes built by Velocity Builders and establish the criteria for assessing the validity of homeowner concerns related to defective materials and workmanship during the warranty period.
a. For any performance standards not addressed in these guidelines, defects and deficiencies in materials and workmanship will be evaluated based on the quality and workmanship standards generally accepted by the Arizona Registrar of Contractors. This standard will guide the assessment of any customer complaints about defects or deficiencies not specifically covered here. The method for repairing or deciding to replace any item will be determined by Velocity Builders.
b. All warranty work will be carried out in response to a written request from the homeowner. Homeowners can generally expect authorized service work to be completed within thirty (30) days, unless otherwise notified. Velocity Builders employees or subcontractors are not authorized to perform any warranty work in your home at the homeowner’s request without prior authorization from Velocity Builders.

We are not responsible for any "lost" documents or those not listed on the Homeowner Orientation form.
Protecting Your Investment
The following essential maintenance practices will help ensure efficient operation of your home's systems and prevents potential issues. Regular upkeep and attention will keep your home in excellent condition and support overall well-being.

Allow your home to ventilate properly. Humidity from hot showers, laundry, and dishwashers needs to escape. Use exhaust fans as needed and ensure your dryer vent is clear of lint and debris.

Clean or replace your air filter every thirty (30) days. Also, make sure not to block return air vents.

Keep all interior doors open, especially bedroom and closet doors. The gap between the bottom of the door and the carpet can help with airflow. If these doors remain closed, you may need to adjust the bottom of each door to improve ventilation.
Arizona ROC Workmanship Standards
The Arizona Registrar of Contractors (ROC) Workmanship Standards provide clear guidelines for the quality of workmanship expected in residential construction projects. These standards are designed to protect homeowners by ensuring that licensed contractors meet minimum requirements for materials and workmanship. They outline acceptable performance in various areas such as plumbing, electrical work, carpentry, and other aspects of home construction.
When a homeowner has concerns about the quality of work performed, the ROC Workmanship Standards serve as a benchmark for evaluating whether the contractor's work meets the industry norms. If a dispute arises, these standards are used to assess the validity of the homeowner's complaint and determine if corrective action is needed. Adhering to these standards ensures consistency, quality, and reliability in construction, helping homeowners maintain peace of mind and preserving property value.
